The Developer Partnership Model

Prop Invest UK is not a fund. It is not a pooled investment vehicle. It is not a property education business.

Investors participate directly in specific development projects alongside the developer on a deal-by-deal basis.

Each opportunity is assessed independently. Each project has its own strategy. Each project has its own timeline. Each project has its own legal structure.

You review the opportunity. You decide whether it fits your objectives. You participate only if you choose to.

How Value Is Created

Every development opportunity follows the same five-stage value creation model.

1

Acquire

Identify and acquire underutilised property with development potential — typically commercial buildings suitable for conversion, or assets with planning upside.

2

Plan

Secure planning permission, design the scheme, and define the construction route. Most of the financial uplift is locked in here, before a single tool is lifted.

3

Deliver

Manage construction through to practical completion. Vernon Property Group acts as principal contractor on most projects, controlling the build directly.

4

Exit or Refinance

At completion, the asset is either sold or refinanced onto long-term debt. The exit strategy is defined at structuring, not improvised at the end.

5

Investor Return

Capital returned to investors per the partnership agreement signed at the start — through sale proceeds, refinance proceeds, or a combination.

The investor's role is to evaluate and participate. The operator's role is to do the rest.
