Investor Resources

These are the frameworks I use in my own business — the checks I run before committing capital, the questions I'd want any investor to put to me, and the filters that decide which deals proceed and which get walked away from.

They're written in plain English, they're not sales documents, and they work whether or not you ever speak to us. If you're evaluating a UK property operator — any operator — take them and use them.

Most of them are a straight download, no email, no form. Two of them ask for an email, because they're the substantial ones and I'd rather know who's using them.

Six Questions for Any Operator

Copy them, paste them, send them. Six questions that surface whether an operator has the discipline to manage capital under pressure. If they answer cleanly, you're at least dealing with adults. If they get defensive, you've learned something more useful.

The Two Threshold Questions

Ask these before yield, before timeline, before returns. What exactly is my money doing, and what happens if the plan doesn't go to plan. If someone can't answer both cleanly, you don't have an investment — you have a story.

These frameworks are general information, not financial advice. They're intended to help you ask better questions — not to replace your own due diligence or professional advice.
