You source it. I vet it. If it's genuinely good — if it passes the same standard I hold my own deals to — it goes to my investors through my existing, compliant channel. Not every deal makes it. That's the point: the standard is what makes the list worth being on.

If it gets funded, we split the profit 50/50. You did the sourcing. My business, my investors, my compliance, my capital relationships carry it home. Fair split, real money, on deals you'd have had no route to place on your own.

There isn't a structure in UK property I haven't used or taught — lease options, no-money-down, deferred completion, vendor finance, rent-to-rent, raising private capital, joint ventures. You'll learn which to use, when, and why. Because the right structure is the difference between a deal that works and one that looks good on paper.

Deal-making, live. I'll get on the phone to landlords and vendors alongside you. I'll show you exactly what to say, when to push, when to walk. You'll watch me do it, then you'll do it with me listening.

My deal calculators. The same models I run every acquisition through before a penny moves. You'll know your numbers cold — yield, costs, refurb, exit — before you commit to anything.

The build knowledge. Planning, EPCs, air-tightness, refurb scope, what a job really costs, what kills a deal on inspection. The stuff that turns a "bargain" into a money pit if you don't know it. You will.

My contact book. The solicitors, brokers, lenders and finance routes I use in my own business. Not a list I Googled — the people I actually call.

The contracts and the legals. The paperwork, done properly, handed to you. So you're never signing something you don't understand or improvising a structure that leaves you exposed.

Accountability that bites. I set you work and I expect it done. If you don't move, I'll tell you. And if it carries on, I'll let you go — because I'm not spending my time on someone who won't use it. This works precisely because I'm strict about it.

And teaching sharpens the teacher. Every person I bring through makes me sharper at the thing I actually do: build and deliver real projects. I'm not someone who stopped operating to sell courses.
